What do all these numbers mean for real estate on Calhoun county and surrounding areas?

If you have watched the news lately, you have probably felt a knot in your stomach about the housing market. The headlines want you to believe we are either in a total housing crash or that no one will ever be able to afford a home again.

But real estate is intensely local. What is happening in California or New York isn't necessarily what is happening right here along the I-20 corridor.

Let's take a deep breath, ignore the national noise, and look at the actual, live inventory in our backyard this week:

  • Calhoun County currently has around 650 total homes for sale.

  • Anniston is leading the county's availability with 299 active listings.

  • Oxford is sitting much tighter with about 103 homes on the market.

  • Jacksonville has just 79 homes available right now.

  • Further down the I-20 corridor in Pell City, the median sold price over the last year has sat around $290,000, with current median sale prices climbing into the upper $380s depending on the property type.

So, what do these numbers actually tell us?

It tells us that we are entering a beautifully balanced market. In Calhoun County, homes are sitting on the market for a median of 52 days. For the last few years, buyers were forced to make life-altering financial decisions in 15 minutes, often waiving their right to home inspections just to get an offer accepted.

That frenzy is finally cooling down. A 50-to-60-day window means that the supply and demand of homes are about the same. It means buyers finally have room to breathe, and sellers can still get incredible value for their homes without the chaotic stress of a unicorn market.

Part 2: The Shift: What Low Inventory Actually Means for Home Prices

Yesterday, we looked at the current inventory across Calhoun and Talladega Counties, noting that homes are currently sitting on the market for an average of 52 days.

When buyers hear that homes are sitting slightly longer, the first question I always get is: "Does this mean prices are dropping?"

The short, empathetic answer? No, they aren't dropping—and that is actually a good thing for the health of our local community.

While inventory is starting to balance out, we still have a relatively low supply of homes across the I-20 corridor. Because we don't have thousands of extra houses flooding the market, property values are holding remarkably strong. In fact, homes in Calhoun County recently sold for an average of 99% of their asking price. In Pell City, homes have been selling for about 98.1% of their list price.

What does this mean for your family?

If you are a seller: You have not "missed the boat." Because inventory remains controlled, your home's equity is protected. If you price your home correctly based on today’s data—not 2021's data—you can expect a strong return. You might have to keep the house clean for a few weeks of showings instead of just a weekend, but the value is absolutely still there.

If you are a buyer: You finally have the ultimate luxury back in your corner: Time. You can negotiate closing costs again. You can ask the seller to fix the roof before you move your kids in. You can sleep on it before making the biggest purchase of your life.

The market isn't crashing; it is simply normalizing. And a normal market is the safest place for a family to make a move.
