The Home Matters Just As Much As the Buyer
It is incredibly important to know exactly which assistance programs and loan types you qualify for before we ever start touring houses. Why? Because the loan you use dictates the type of home you are allowed to buy.
Many buyers assume that if they get pre-approved for a $250,000 mortgage, they can buy any $250,000 house on the market. In reality, government-backed loans and down payment assistance programs have strict property requirements designed to protect the buyer:
Location Restrictions: Some of the best zero-down options, like USDA loans, are strictly geographically bound. They require the home to be in a designated "rural" area. (Luckily, many parts of Calhoun County qualify for this!) Furthermore, some local assistance grants, like those in Birmingham or Huntsville, require the property to be inside specific city limits.
The Condition of the Home: If you are using an FHA loan paired with state assistance (like the Alabama Housing Finance Authority's Step Up program), the home must meet Minimum Property Standards. This means the house must be structurally sound, safe, and secure. If a home has peeling paint, a failing roof, or foundational issues, it likely will not qualify for these types of loans.
Primary Residence Rules: Almost all down payment assistance programs and grants require the home to be your primary residence. You generally cannot use these funds to purchase a pure investment property or a flip house.
