The Reality of Buying and Selling at the Same Time: When Real Estate Becomes a Game of Dominoes
If you watch real estate shows on television, moving looks like a breeze. You find a house, you pack your boxes, and you move in over the weekend.
But if you are downsizing, relocating, or simply have to move, we need to have a real conversation today. The reality is that when you have a home to sell before you can purchase your next one, the process is rarely quick. In fact, it is essentially a high-stakes game of dominoes.
I have been working with a wonderful client for over a year now. They aren't dragging their feet, and they aren't unmotivated. They are simply navigating the complex reality of buying and selling simultaneously. Here is what they don’t tell you about making this kind of move happen.
The Real Estate Domino Effect
When you are selling a house to buy a house, you are not just managing one transaction—you are managing two, and they are completely dependent on each other. For this to work flawlessly, the stars literally have to align.
Every single step relies on the one before it:
Your current home needs to attract a buyer.
That buyer needs to get approved for their loan.
You need to find a new home to purchase.
Your offer needs to be accepted with a contingency (meaning you can only buy their house if your current house actually sells).
Appraisals and inspections for both properties have to pass without deal-breaking issues.
If just one of those pieces falls out of place, the dominoes stop falling.
What Happens When a Piece Falls Out of Place?
This is the part that tests everyone's patience. If your buyer's financing falls through, or if an inspection turns up a major issue, the entire chain reacts.
When a deal hits a roadblock, you are usually faced with a few harsh realities:
Active Break Clauses: Sometimes, the seller of the home you want to buy will invoke a "kick-out" or break clause. This means if they get a better offer from someone who doesn't have a house to sell, you have 24 to 48 hours to drop your contingency (usually impossible if you need the funds) or walk away from the house.
Renegotiating on the Fly: You might have to suddenly negotiate major repairs on your current home just to keep your buyer from walking away and ruining your purchase of the new home.
Starting Over: Sometimes, a deal simply falls apart, and you have to go right back to square one—relisting your home or restarting your house hunt.
